The process

What happens after you send a deal

  1. 1.

    Share the deal

Give us the address, purchase price, your budget and the exit plan. The form at the foot of this page takes a few minutes.

  2. 2.

    We pre-screen

Before anyone pulls credit, we match the deal against what our private lenders are currently funding. That keeps you from spending weeks on a program that was never a fit.

  3. 3.

    Lender term sheet

The partner whose appetite matches the deal reviews it and, if it pencils for them, issues their own term sheet for you to look over.

  4. 4.

    Close and fund

With valuation and title cleared, funding usually lands 7–14 days later, though the property itself can move that date.

Valley housing

The housing stock punishes wishful budgets

A rehab budget that looks fine on paper can fall apart pretty quickly in Maryvale. A lot of the Valley's housing is post-war block construction with aging roofs, original HVAC and forty years of hard water behind the walls, and the summer heat sets the pace of every exterior job. A lender who already understands all of that will price the deal properly from the start, which means far fewer surprises once you get to the draw stage.

Block construction, aging systems

Much of the metro's inventory is 1950s to 1970s concrete block ranch housing. Cast iron drains, old galvanized supply lines and end-of-life air conditioning are routine findings.

Heat sets the schedule

Summer exterior work starts at dawn and stops by midday. Monsoon storms can delay roofing and stucco. Build the season into your hold period.

HOAs everywhere

A large share of Valley subdivisions have an HOA. Resale disclosures, transfer fees and architectural approval for exterior changes all take time.

Infill and casitas

Phoenix allowed accessory dwelling units citywide in 2023, and infill lots in the central corridor and older suburbs keep coming to market.

Where we work

From downtown Phoenix to the far suburbs

Most of the inquiries we get are for properties inside Phoenix itself, but we also hear from plenty of investors buying out in the East and West Valley, or down the I-10 corridor toward Casa Grande. These are the areas where our lending partners regularly fund deals.

  • Phoenix: Arcadia, Maryvale, Encanto, Ahwatukee, North Phoenix, Laveen, Deer Valley
  • East Valley: Mesa, Tempe, Chandler, Gilbert, Queen Creek, Apache Junction
  • West Valley: Glendale, Peoria, Surprise, Goodyear, Avondale, Buckeye
  • North: Scottsdale, Cave Creek, Carefree, Anthem
  • South: Casa Grande, Maricopa, San Tan Valley, Florence
  • Central corridor: Downtown Phoenix, Midtown, Camelback East, South Mountain

Questions

What investors ask us

How fast can funding happen?

Plan on 7–14 days once the lender has the contract, the valuation and clear title. What usually slows deals down is HOA paperwork, title issues that need cleaning up, or an appraiser with a long queue. We flag known delays early instead of letting you discover them at the closing table.

Is there a credit score cutoff?

Our partner programs don't set a minimum score. What matters is the property, your exit plan and the cash you bring to the deal. Lenders will still pull credit and review background during underwriting, so surprises on that front don't help anyone.

Can I finance the home I live in?

No. Every loan we arrange is business-purpose financing on non-owner-occupied investment property. Owner-occupied homes sit under different rules our partners don't work in.

Are these trust deed loans?

Yes. Arizona is a trust deed state, so our lending partners secure these loans with a deed of trust recorded against the property rather than a traditional mortgage. In practice it works the same way for you: the loan is secured by the property, and that is the document that matters if a deal ever goes sideways.

Do you lend outside Phoenix?

The Phoenix metro is the focus: all of Maricopa County plus the fast-growing edges of Pinal County. Deals in Tucson, Flagstaff or elsewhere in Arizona are worth asking about, since partner appetite changes by market.

Tell us about the deal

A submission costs nothing, commits you to nothing and won't touch your credit. We read each inquiry ourselves and either point you to the partner program that fits or tell you plainly if none of them do.
